Reservation Policies

Priority Reservations


Reservations may be made one year in advance. Guests currently occupying a unit have first right of refusal to book the same unit, for the same dates, for the following year. The reservation must be booked and deposit received prior to guest departure.

Reservation Deposit

All reservations require a 20% deposit at the time of booking with a minimum charge of one night. If the reservation is for a stay within 60 days, payment in full is required.

Payment Terms

Payment in full is due 60 days prior to arrival for all bookings. Failure to make payment 60 days prior to arrival results in a canceled reservation and the deposit is forfeit.

Cancellation Fees

All booking cancellations and modifications are charged as follows:

Between booking and 180 days prior to arrival:
One night stay is charged.

Between 179 days and 60 days prior to arrival:
Full deposit is charged.

Between 59 and 30 days prior to arrival:
50% of reservation total is charged.

29 days or less prior to arrival:
100% of reservation total is charged.

Booking Modifications

Reservations may be extended with no fee. Reservation changes resulting in a room night reduction are treated as a cancellation and are subject to standard cancellation policies for the nights reduced. Moving a reservation is treated as a cancellation and rebook.

Nights not spent due to late arrival or early departure are not refunded. No-show reservations will be held until check-out time the following day. If no guest communication or check-in occurs on the second day, all days will be canceled and payment in full retained.

Extra Person Charges

Rates are based on double occupancy for one-bedroom units and quad occupancy for two-bedroom units. Extra person fees (not to exceed maximum unit occupancy) of $25 per person, per day, apply for individuals 12 years of age and older. Underage occupants still count toward maximum unit occupancy.

Taxes & Fees

Hawaii state and Maui County tax is 17.966% and subject to change without notice. Taxes apply to room rates, extra person fees, and all other charges.

Seasons

Peak: December 18th to April 30th

Value: May 1st to December 17th

Length of Stay

Peak: 7 day minimum

Value: 4 day minimum

Unit Occupancy

1 Bed 1 Bath: 2 adults standard (max 4 people)
1 Bed 2 Bath: 2 adults standard (max 5 people)
2 Bed 2 Bath: 4 adults standard (max 6 people)
3 Bed 2 Bath: 6 adults standard (max 8 people)

Additional guests beyond standard occupancy are subject to extra person fees.

Room Moves

Room change requests must meet a four-night minimum length of stay in each unit. Room move requests are subject to a $150 cleaning fee (plus tax), unless necessitated by emergency or other unexpected facility circumstances.

Unit Availability

Unit selections are confirmed upon booking but may be modified at any time due to unexpected circumstances.

Late Check-Out

Complimentary late check-out may be available depending on unit availability. If departure is 3pm or later, a fee of $150 plus tax applies. Please inquire with the front desk for availability one day prior to departure.

Booking Fees

We do not charge additional booking fees. Our standard housekeeping services, self-parking, wireless internet service, and in-room safe are included in the reservation total.
